Proposals for more than 100 homes have been unveiled, despite a similar-sized housing scheme at the site being refused three years ago. Developer Persimmon Homes has revealed plans to build 116 homes at Ham Manor, Angmering, on land north of New Road.
The developer held a community consultation on the plans last week, which include preserving 70 per cent of the site as green space and homes that would be available for shared and affordable rent. The newly-proposed development would offer a six-month 'Local Homes Guarantee' on privately sold properties to help improve housing availability for locals and "significant" areas of publicly accessible open space.
The proposals come despite plans for 133 homes on the same land from Charles Church Developments being turned down by Arun District Council (ADC) in 2023. At the time, the previous proposals received almost 250 letters of objection from local residents. The council refused the original development, stating that the plans lay outside of the built-up area of Angmering in open countryside and it would "significantly and adversely" change the character of the area. It also said the proposals would be located within the defined settlement gap between Angmering and Rustington/East Preston.
A planning application for the new proposals has not yet been submitted, but an online consultation is running until today (March 27).

The next film at Angmering Community Centre Film Night is Mother's Pride (12A)(2026). The film is a heart-warming comedy-drama about a grieving family who unites to save their failing pub and community through beer-brewing and the Great British Beer Awards. Tuesday 14th April.
